We get asked this a lot, and generally manufactured home parks in Australia (specifically Queensland, where laws are detailed) cannot unreasonably restrict you from selling your own home. They can however decline a new owner based on the Park's rules and requirements (age, pets etc). Your Park may have a preferred agent for the sales. This does not necessarily mean you have to use that agent.

When you purchase a manufactured home in a land-lease community, you're buying the home itself - not the land it sits on. Here's what that means:
Ownership Structure:
You own the manufactured home outright
You lease the site (land) from the park owner under a site agreement
Your site agreement outlines your rights, responsibilities, and ongoing site fees
Ongoing Costs:
Weekly or fortnightly site fees (similar to body corporate fees in a unit)
These typically cover: land lease, water, common area maintenance, amenities access, and waste services
Site fees can increase annually (usually capped by legislation)
Park Rules & Lifestyle:
Each village has its own rules covering pets, visitors, modifications, and community standards
Most parks are 50+ communities with shared amenities like pools, BBQ areas, and recreation halls
You'll need park management approval for your purchase (they assess affordability and suitability)
Your Rights:
You can sell your home at market value.
Site agreements are protected under Queensland legislation.
You have security of tenure as long as you comply with park rules and pay site fees.
We cannot stress enough how important it is to do your research on the Park you intend to buy into. The lifestyle is not for everyone so it is important you know the rules before buying one of the homes.
